Is this really free? What's the catch?
It's free to you, and the honest version is this: we're a marketing service for real estate agents. Agents pay us a flat monthly fee to market their services to homeowners in their area — never a fee per lead or per sale. You pay nothing, and you're under no obligation to work with the agent who sends your estimate. If you never sell, they've lost an hour and you've got a number you didn't have.
Will someone call me?
We don't ask for a phone number. Your estimate arrives by email from the agent matched to your area. If you'd rather talk to a person, reply and say so.
How is this different from a Zestimate or Redfin Estimate?
Those are automated valuation models — genuinely good tools, built from public records and sales data at scale. What they can't see is condition and specifics: whether the kitchen is original, how the lot sits, what the street is like. In tight or unusual markets that gap gets wide. An agent who works your neighborhood starts from the same data and applies local knowledge on top.
Do I have to let anyone into my house?
Not for this. The estimate is prepared from comparable sales and public records. An in-person walkthrough is more accurate, and the agent may offer one — but only if you want it, and it's never a condition of getting your estimate.
What do you do with my address and email?
We share them with a licensed agent in your area — the person who prepares your estimate and emails it to you — and with the service providers that run this site and our email. That's what you're agreeing to when you tick the consent box. Agents pay us a monthly marketing fee. You can unsubscribe, opt out, or ask us to delete your information at any time. Is this an appraisal?
No — and the difference matters. A licensed appraisal is a formal, regulated document that lenders and courts accept. What you get here is a market opinion prepared by a licensed real estate professional. It's useful for deciding what to do; it is not a substitute for an appraisal where one is required.
